If you sell your HDB unit in the open market, and you buy a resale flat in the open market, you don’t have to pay the levy.

You only pay if the next home you’re buying is your second DIRECT, subsidised flat. For example, if you’re buying a balance flat or a BTO directly from HDB.

Here are some housing trends in this new year that I’d like to share. Look out for them – especially if you’re planning to make a big “”home”” move this year.

1️⃣ More completed BTO and condos.
Covid-19 pushed back a lot of construction deadlines, but here we are now. Expect TOPs happening in your nearest developments. This may be a good time for you to make decisions about possibly buying or even flipping your properties.

2️⃣ Increase in houses may see more demand and lower prices in houses.
Yay for more houses, which means more choices. But there is a small flipside to this. With the increase in supply and demand, the prices of home units might reduce. Great for buyers, but something to consider if you’re selling.

3️⃣ Rents may stabilise.
The cooling measures that happened last year shifted the property market quite a bit. While rents soared last year, there is an expectation of the rents stabilising. Not sure what this means for you? Let’s talk!

4️⃣ Higher interest rates may drive more people to hold their property purchases or sell.

In short, my personal motto is always, “People First” and something that I inculcate in my teammates. However, in order to achieve my people-first mantra, here are four 𝙠𝙚𝙮 𝙚𝙣𝙖𝙗𝙡𝙚𝙧𝙨 for me and my team (and those who want to succeed in this line) to live by!

1️⃣ 𝙂𝙞𝙫𝙚 𝙝𝙤𝙣𝙚𝙨𝙩 𝙖𝙙𝙫𝙞𝙘𝙚, 𝙛𝙤𝙧 𝙩𝙝𝙚 𝙗𝙚𝙣𝙚𝙛𝙞𝙩 𝙤𝙛 𝙮𝙤𝙪𝙧 𝙘𝙡𝙞𝙚𝙣𝙩𝙨. Even if it is not something they want to hear but you should always have their interest at heart. It is always best to offer what will work for them now and not get them in possible future issues.

2️⃣ 𝙒𝙤𝙧𝙠 𝙝𝙖𝙧𝙙𝙚𝙧 𝙩𝙝𝙖𝙣 𝙚𝙫𝙚𝙧𝙮𝙗𝙤𝙙𝙮 𝙚𝙡𝙨𝙚. This means, go beyond your work hours, go the extra mile, do follow-ups, and even sometimes, having to meet more than a few times before they are convinced. Market yourself beyond networks. Build your personal branding and showcase your influence and knowledge. Most of all, be PROMPT and helpful!

3️⃣ 𝙎𝙩𝙖𝙮 𝙢𝙤𝙩𝙞𝙫𝙖𝙩𝙚𝙙, 𝙚𝙫𝙚𝙣 𝙬𝙝𝙚𝙣 𝙞𝙩 𝙜𝙚𝙩𝙨 𝙧𝙤𝙪𝙜𝙝. When you are self-motivated, you are hungry for challenges and look forward to always winning. Nevertheless, motivation also comes from your team, your downline team members, and your uplines. It is an ecosystem where EVERYONE thrives.

4️⃣ 𝘽𝙚 𝙜𝙤𝙖𝙡 𝙤𝙧𝙞𝙚𝙣𝙩𝙚𝙙 𝙬𝙝𝙞𝙘𝙝 𝙢𝙚𝙖𝙣𝙨 𝙮𝙤𝙪𝙧 𝙥𝙧𝙤𝙘𝙚𝙨𝙨𝙚𝙨, 𝙮𝙤𝙪𝙧 𝙥𝙚𝙧𝙛𝙤𝙧𝙢𝙖𝙣𝙘𝙚, 𝙖𝙣𝙙 𝙤𝙪𝙩𝙘𝙤𝙢𝙚𝙨 𝙢𝙚𝙖𝙨𝙪𝙧𝙚𝙢𝙚𝙣𝙩𝙨 𝙖𝙧𝙚 𝙞𝙣 𝙥𝙡𝙖𝙘𝙚. Focus on executing your smaller process goals to give you the best chance for success and moving on to bigger goals.

We all know how having too much debt, loans and mortgages can be a burden if it is not managed well. While choosing to rent your house or have a mortgage to service your house loans over a longer period seems viable for some, considering 𝙥𝙖𝙮𝙞𝙣𝙜 𝙮𝙤𝙪𝙧 𝙝𝙤𝙪𝙨𝙚 𝙞𝙣 𝙁𝙐𝙇𝙇 𝙝𝙖𝙨 𝙢𝙖𝙣𝙮 𝙖𝙙𝙫𝙖𝙣𝙩𝙖𝙜𝙚𝙨.

Here are my reasons why you should consider paying for your next house in FULL (if you can):

1⃣ 𝙄𝙩 𝙛𝙧𝙚𝙚𝙨 𝙮𝙤𝙪𝙧 𝙢𝙞𝙣𝙙 𝙤𝙛 𝙥𝙤𝙨𝙨𝙞𝙗𝙡𝙚 𝙛𝙞𝙣𝙖𝙣𝙘𝙞𝙖𝙡 𝙥𝙧𝙤𝙗𝙡𝙚𝙢𝙨 𝙞𝙣 𝙩𝙝𝙚 𝙛𝙪𝙩𝙪𝙧𝙚. You could free up some cash for traveling, children’s education, emergency health issues, retirement, or other long-term plans.

2⃣ 𝙂𝙞𝙫𝙚𝙨 𝙮𝙤𝙪 𝙨𝙩𝙖𝙗𝙞𝙡𝙞𝙩𝙮 𝙬𝙝𝙚𝙣 𝙩𝙝𝙚 𝙩𝙞𝙙𝙚 𝙩𝙪𝙧𝙣𝙨 𝙖𝙜𝙖𝙞𝙣𝙨𝙩 𝙮𝙤𝙪, eg: loss of job, salary cut, loss of the main breadwinner, supporting sick spouse, child, parent, or increase in costs like GST hike or electricity tariffs.

Simply put, if you have the financial capability to do so, you could save a lot of money in the long run! Especially in these uncertain times, with inflation and sudden increase in bank interest rates to above 4%, paying in full may free you from uncertain factors currently affecting many homeowners that may lead to serious financial problems and social problems like divorce, or health problems like depression.

However, if you are going to buy a condo as your 1st property, here are three key ‘C’ considerations to ensure you are fully aware of the commitment you need for the next few years:

1. Combined Income

Your income or combined income must be comfortable enough to make the monthly repayments. If you are buying a condo at $1.45 million and getting a bank loan for your mortgage, there is a Loan-To-Value (LTV) limit of 75% (subject to credit assessment); meaning, you can borrow up to 75% of the property value from the bank and come up with the remaining 25% in cash and CPF. With the current bank rate of an average of 4% and a mortgage of 25 years, you may be looking at paying about $5K + a month.

2. CPF Sum Upfront

The minimum CPF needed to buy a condominium is 20%. Since this is your first property, ensure that you have a comfortable sum in your CPF for the purchase. If you have more than 20% CPF, you can choose to pay more upfront and then reduce your loan payment monthly. You also need to put aside some CPF to pay for stamping and legal fees unless you want to pay for them in cash.

3. 5% Cash Upfront

A minimum of 5% cash of the value of the condominium is needed upfront. Assuming the house is worth $ 1 million, you need at least $50K in cash. Do you have enough cash for this? Don’t forget that you need more cash for other purposes like legal fees, agent commission, renovation, furniture, electronics and etc.
